Finishing a Basement in Firebrook: What Lexington Homeowners Need to Know

Moisture and Vapor Barriers: Non-Negotiable in Kentucky

Before anything goes up, we talk about water. Kentucky's climate — hot, humid summers and a high water table in many Lexington neighborhoods — means moisture management is the most critical step in any basement finish. Skip it, and you'll be tearing out drywall in three years.

In Firebrook's 2000s builds, the concrete foundation is typically in decent shape, but that doesn't mean moisture isn't moving through it. We do a full moisture assessment before framing starts. At minimum, you're getting a vapor barrier on the concrete floor and walls. Depending on conditions, we may recommend a drainage membrane system or a sump pit addition.

Radon is also a real concern in Fayette County. Kentucky sits in a radon zone where testing is mandatory common sense. If your home doesn't already have a mitigation system, we test first. Passive or active sub-slab depressurization systems can be integrated into the finish for a few hundred to a couple thousand dollars — far cheaper than retrofitting later.


Framing and Insulation: Fayette County Code

In Lexington, basement framing is done to International Residential Code as adopted by Fayette County. Walls are typically framed 1 to 2 inches off the concrete to allow for airflow and to keep framing dry. We use pressure-treated bottom plates on any slab contact.

Insulation is required — and done right, it's also what makes the space comfortable year-round. We use rigid foam board against the concrete wall, then batt insulation in the stud bays. R-13 is the Fayette County minimum for basement walls; we often go higher in rooms that will be conditioned living space. Ceiling insulation requirements depend on whether the floor above is already insulated.


Egress Windows and Bedroom Requirements

Firebrook homes often have egress windows already cut into the foundation — that's a significant asset. If you want a legal bedroom in the basement, you need an egress window that meets minimum opening size requirements (typically 5.7 square feet of net clear opening, at least 24 inches high and 20 inches wide, with the sill no more than 44 inches from the floor).

Egress window installation, if you don't already have one, runs $1,500 to $3,500 per window depending on excavation. If you already have them roughed in, we verify they meet current code and build around them.


HVAC: Extending Your Existing System

Most Firebrook homes have HVAC systems that were sized assuming the basement would eventually be finished. That said, we always do a load calculation before just extending ductwork. Adding 800 to 1,200 square feet of conditioned space without a load check can cause your upstairs rooms to suffer.

Options include extending existing ductwork with new supply and return runs, adding a mini-split system for the basement zone, or installing a supplemental unit. A properly zoned basement stays 65 to 70°F in summer with minimal effort — one of the real perks of a finished basement in Kentucky.


Electrical

Basement finishing typically requires its own dedicated circuits — especially if you're adding a home theater, wet bar, bathroom, or workshop. A 200-amp panel in a 2000s Firebrook home usually has room, but we pull the permits and have a licensed electrician do the work. Don't let anyone finish your basement with unlicensed electrical. Flooring: LVP Wins Every Time

I've laid every type of floor in a basement. Hardwood warps. Carpet holds moisture. Tile is fine but cold. Luxury vinyl plank (LVP) is the clear winner for Kentucky basements.

Modern LVP is waterproof, dimensionally stable in temperature swings, comfortable underfoot, and looks great. It installs over a flat slab — we grind down any high spots or use self-leveling compound first. Budget $3 to $6 per square foot installed depending on the product line.

If you want tile in a bathroom or wet bar area, that's perfectly appropriate. But for the main living space, LVP is what I recommend and what most Firebrook homeowners end up choosing.


What Can You Build Down There?

Firebrook basements are big — typically 900 to 1,400 square feet depending on the floorplan. Common configurations:

Media Room / Home Theater: Framed alcove, dedicated circuits, in-wall wiring, acoustic insulation, projector or large TV mounting. Budget $8,000 to $20,000 for the room itself depending on AV equipment.

Wet Bar: Cabinet base, countertop, bar sink, undercounter refrigerator, pendant lighting. Rough plumbing is the biggest cost driver. Budget $6,000 to $15,000 depending on finishes.

Full Bathroom Addition: This is the single best investment in a basement finish. Rough plumbing, tile shower or tub/shower combo, vanity, toilet. Budget $8,000 to $18,000 depending on size and finishes.

Guest Bedroom: Requires egress window, closet, and proper egress path. Budget $5,000 to $10,000 for the room framing, drywall, and closet build-out.

Home Gym / Flex Space: Rubber flooring, mirror wall, padded walls if desired. Budget $3,000 to $8,000.


Ceiling Options: Drop vs. Drywall

Drop ceilings (suspended grid with acoustic tiles) give you easy access to mechanical systems — great if you have ductwork and plumbing to maintain. They're also faster and slightly cheaper to install.

Drywall ceilings look better and feel more like finished living space. The tradeoff is access. We often do a hybrid: drywall the main areas, drop ceiling in utility zones.

Ceiling height matters. Fayette County requires a minimum of 7 feet finished ceiling height for habitable rooms. Most Firebrook homes have 8 to 9 feet of basement ceiling height, so you have room to work with.


Timeline and Budget

A full basement finish in Firebrook runs 3 to 4 months from permit to punch list. Here's the honest breakdown:
