I got a call out in Tates Creek a couple weeks ago that started with, “Manny, it’s just a small bathroom… this shouldn’t be that expensive, right?”

By the time I walked it, I could see the whole story: the tile was loose at the tub edge, the fan was barely moving air, and the floor felt like a trampoline around the toilet. Nobody wanted a big remodel. They just wanted the leaks and the “old” feeling gone.

That’s how most bathroom projects start in Lexington.

If you’re searching bathroom remodel cost Lexington KY, here’s the straight answer from the jobs we do around Chevy Chase, Hamburg, Beaumont, Gardenside, and Masterson Station — what it typically costs, what drives the price, and where folks accidentally light money on fire.

The three most common bathroom remodel ranges I see in Lexington

1) “Freshen up” bathroom (keep layout, no major plumbing moves): ($6,000–$12,000)

This is the project where the bones are okay and you just need it to look clean and feel solid again.

Usually includes:

  • New vanity + faucet
  • New toilet
  • New lighting and mirror
  • LVP or basic tile floor
  • Paint + trim
  • Swap out bath fan (or upgrade it)

Where this makes sense: hall baths in Meadowthorpe or Gardenside where the tub is still fine, but everything else is dated.

2) Full gut remodel (same footprint): ($15,000–$28,000)

This is the sweet spot for a lot of homes in Southland and Kenwick. We remove the old finishes, fix what’s behind the walls, and build it back the right way.

Often includes:

  • New shower/tub surround (tile or solid surface)
  • New waterproofing (the part you never see, but it matters)
  • Updated electrical (GFCI, lighting, fan)
  • New floor, vanity, fixtures
  • Drywall repair, paint, trim

If your subfloor is soft, or you’ve got old plumbing showing its age, this is usually where the budget ends up.

3) “High-end” primary bath remodel (bigger shower, nicer finishes): ($30,000–$55,000+)

This is the Beaumont/Hartland/Palomar style project — larger tile, custom glass, upgraded plumbing, and usually a little layout work.

Common upgrades that push the total up:

  • Custom tile shower with niches/bench
  • Frameless glass
  • Heated floors
  • Double vanity
  • Moving plumbing walls or drains
  • Premium fixtures (they add up fast)

Where the money actually goes (so you can control it)

Plumbing moves: the quickest way to change the number

If you keep the toilet, shower, and vanity where they are, you save big. Once we start relocating drains or supply lines, you’re not just paying for plumbing — you’re paying for access, repair, and sometimes surprises.

Rule of thumb: keeping layout can save ($2,000–$8,000) depending on what you were planning.

Tile and labor: tile is beautiful… and it’s labor-heavy

Tile is one of the biggest cost drivers because it’s slow, detailed work.

If you want a clean look without spending like crazy, a lot of Lexington homeowners pick:

  • Tile floor + solid surface shower walls, or
  • Larger format tile (fewer cuts, faster install)

“Hidden” work: subfloor, water damage, and ventilation

This is the part nobody budgets for because you can’t see it in a Pinterest photo.

In older homes, I routinely find:

  • Soft subfloor around the toilet flange
  • Water damage behind the tub valve wall
  • Fans venting into the attic instead of outside

Fixing those issues is not glamorous, but it’s what makes the remodel last.

The overspending mistakes I see over and over

Mistake #1: Buying the fanciest fixtures first

I’m not against nice fixtures. I am against spending ($1,500) on a faucet set and then realizing you still have a builder-grade fan and no real waterproofing plan.

Spend money in this order:

  1. Waterproofing and prep
  2. Ventilation
  3. Plumbing integrity
  4. Layout and storage
  5. Finishes

Mistake #2: Using “the cheapest tile guy” with no waterproofing system

If your shower isn’t waterproofed correctly, it can fail even when the tile looks perfect.

A shower that’s done right uses a real system (membrane, proper slope, sealed penetrations). When we do it, we treat it like a roof: water has to have a path out.

Mistake #3: Skipping the fan upgrade

Lexington humidity is no joke, especially in spring and summer. A weak fan leads to peeling paint, mildew smells, and swollen trim.

Typical fan upgrade installed: ($350–$950) depending on ducting.

Mistake #4: Not planning storage

In a small bathroom, one extra niche, a recessed medicine cabinet, or a smarter vanity can make it feel twice as big.

Timeline: how long a Lexington bathroom remodel actually takes

Assuming materials are selected and on-site:

  • Freshen-up: 3–7 working days
  • Full gut: 2–4 weeks
  • High-end primary bath: 4–7+ weeks

Most delays come from special-order items (tile, glass, vanities) and “we didn’t know that was rotted” moments.

Permits and code basics (quick and simple)

If we’re moving plumbing or doing major electrical, we handle permits as needed. GFCI protection, proper venting, and safe wiring aren’t optional — they’re how you avoid problems when you sell later.

If you want the best value: my favorite “smart upgrade” package

For a lot of houses in Masterson Station and Hamburg, the best bang-for-buck looks like this:

  • Keep the layout
  • Upgrade to a clean, easy-to-maintain shower system
  • Install a stronger, properly vented fan
  • Choose durable flooring (tile or quality LVP)
  • Spend on lighting and storage, not gold-plated trim

That combo usually lands in the ($15,000–$25,000) range and feels like a brand-new bathroom without going overboard.
